Can a place with usufruct rights be sold?

Recently, a prospective buyer emerged and one of the issues focused on was the issue of usufruct rights.
Usufruct right indicates the right to use a real estate as long as one lives, although there is no ownership right on it.
Therefore, a place with usufruct rights can be sold by the owner to someone else. There is no legal obstacle to this.
The problem is that the new owner of the title deed cannot interfere with the right of the person who has the usufruct right to live and use the relevant real estate.
As long as the person with usufruct right is alive, the owner does not have the right to use the relevant real estate.
The only condition for the new owner to obtain the right to use the relevant real estate is for the usufruct owner to apply to the relevant Land Registry Directorate and have the usufruct right removed.
