A Lifestyle Alternative Close to Istanbul and Amidst Nature

Farmhouses—situated close to Istanbul yet immersed in nature, offering a calmer and more comprehensive lifestyle—are worth considering, particularly for investors who wish to escape city life while remaining within easy reach of Istanbul.

High-quality farmhouses set on expansive grounds offer more than just a residence; they provide unique living spaces that integrate various lifestyle functions.

Amenities such as private swimming pools, Turkish baths, sports areas, spacious gardens, hobby zones, and gardening facilities are key features that distinguish these farmhouses from standard detached homes.

Furthermore, when combined with the right location and pricing, the possession of extensive land can be a significant factor in bolstering the property's long-term value potential.

However, a critical point to note is that not every farmhouse offers the same investment potential.

Investment decisions should not be made without a comprehensive evaluation of factors such as location, accessibility, zoning and usage regulations, construction quality, land characteristics, infrastructure, ownership status, and purchase price.

Why Is the Silivri–Çatalca Axis Attracting Attention?

For an investor residing in Beşiktaş who is seeking a farmhouse investment or a high-end detached home nestled in nature—yet close to Istanbul—the Silivri–Çatalca axis stands out as a prime area to consider.

During the field visit I conducted to examine the region more closely, I observed the following areas on the Çatalca side:

Karacaköy, Gümüşpınar, Kabakça, İnceğiz, Ovayenice

And on the Silivri side: Ortaköy, Kavaklı, Çanta, Büyükçavuşlu, Sayalar, Kurfallı, Bekirli.

One key takeaway from this fieldwork was that a significant portion of these areas still retains a low building density and a relatively unspoiled character.

A large share of the structures I observed consisted of detached houses and, predominantly, village settlements. The roads connecting these areas were largely two-way routes, characterized by a single lane in each direction.

Where Are Farmhouses Concentrated?

Based on my field observations, the area where farmhouse settlements are most noticeably concentrated is the border zone between Çatalca and Silivri, along with the axes adjacent to this region.

Particularly along the Ovayenice, Ortaköy, and Kavaklı axis, I observed examples of farmhouses situated in a scattered manner, even though there was no dense urban development.

In these regions, it is possible to find detached living spaces of varying scales situated on expansive plots of land.

In fact, during my fieldwork, I even passed by a farmhouse bearing the name of one of Türkiye’s prominent families. This situation suggests that the region could be considered not only in terms of the demand for standard rural housing but also—to a certain extent—for exclusive, high-quality detached living spaces.

What Criteria Matter When Investing in a Farmhouse?

I believe that an investor considering the purchase of a farmhouse should not focus solely on the physical characteristics of the house itself.

Especially in the premium segment, it is important to evaluate the following criteria collectively:

1. Accessibility to Istanbul and proximity to one's primary residence

While it is important for a farmhouse to be situated amidst nature, the ability to reach Istanbul's main residential and business hubs within a reasonable timeframe can enhance its utility value.

2. Long-term development potential of the location

The future development prospects of an area—currently characterized by low building density—should be assessed in conjunction with transportation, urban planning, surrounding investments, and regional growth dynamics.

3. Land characteristics and usage potential

The legal and technical attributes of the land on which the farmhouse stands are just as important as its size. Zoning status, title deeds, building regulations, usage rights, and infrastructure conditions must be examined in detail.

4. Quality of life

Features such as spacious gardens, swimming pools, sports facilities, hobby areas, gardening spaces, and open areas suitable for family activities are key elements of the farmhouse concept.

5. Purchase price versus true value

Owning a large plot of land does not automatically equate to high investment value. The purchase price must be evaluated against comparable properties in the area, land characteristics, construction quality, and future usage potential.

For Whom Might a Farmhouse Investment Be Attractive?

Investing in a farmhouse can be an appealing alternative, particularly for investors who wish to own a unique living space amidst nature without entirely sacrificing the comforts of city life.

This segment offers a distinct value proposition for individuals who want to spend time with family and loved ones in a spacious setting, connect more deeply with nature, engage in various social activities within their own living space, and remain within the accessible reach of Istanbul.

Furthermore, family offices, international investors, and premium investors can view farmhouses as an alternative asset class capable of diversifying their real estate portfolios.

The potential here should not be assessed solely based on rental income or short-term capital appreciation.

Factors such as lifestyle value, land ownership, usage flexibility, the location's development potential, and long-term capital value must be considered holistically.

Conclusion: The Right Farmhouse, in the Right Location, at the Right Price

My field observations along the Silivri–Çatalca axis indicate that a significant portion of the region retains a low-density character with ample room for development.

Farmhouses appear to be clustered sporadically, particularly along the Çatalca–Silivri border and the Ovayenice–Ortaköy–Kavaklı axis.

Therefore, it is best to evaluate the region not merely based on current construction, but through the lens of long-term quality of life, accessibility, land characteristics, regional development, and capital value.

Ultimately, the fundamental principle of farmhouse investment remains unchanged:

Right location + right asset + right price + comprehensive feasibility analysis.

I believe that farmhouse opportunities along the Silivri–Çatalca axis are worth monitoring closely in the coming period—especially for family offices, international investors, and premium investors. This is because, in certain real estate investments, value derives not merely from the building itself, but from the land, the location, the quality of life, and potential future usage options.
